HOMEWORK(标蓝处存疑)

This is 1185 park. It’s one of the few buildings in New York City that has a central drive court yard. It’s home to some of the city’s biggest business tycoons like J.P. Morgan CEO Jimmy Diamond. And we are headed to the penthouse.

“So when you first walked into this apartment, what were your thoughts?”

“Oh, my god! Walk through in it, it’s kind of like all the doors cracking open for the first time...you can see...”

“I’m sure they are quite close.”

“No, not yet. We will fix that.”

Real estate broker Ryan Serhant is selling this $16 million apartment and it needs a little bit of work.

“Initially when this building came up, it was like the ‘be all and all’. And there were CEOs and titans of the street that lived in this building when there were train cars. There was actually a private metro north train stop just for this building.”

To bring this apartment back to its glory days, it needs a total gut renovation. That’s where Lee Stahl comes in.

“He designed all the plans. He did the entire budget, came up with all the renderings, and then we put everything upon easels throughout the apartment. So it’s like we are doing tours with the board who can see ‘ah, that’s what that apartment can look like’. ‘ah, that’s what I can do with my kitchen’.”

Stahl works directly with the broker to draw renovation plans for potential buyers. This renovation could cost at cool four million dollars.  

“Dose a $4 million-renovation hurt to asking a price of 16 million?”

“I think it helps. I think if you are talking about a signature building like this, Bryan can have people walk through this place that would easily get quotes of two to four million dollars more than our budget Ryan ranged. That kills his deal.”

“How often does the buyer buy the apartment and then choose your plans?”

“Probably 30 to 40%.”

“If the buyer does not choose to go with your plans...”

“Sure.”

“You get nothing.”

“We get nothing. We are doing it to serve the broker community, to serve the people that get us coins. It’s gain changed our position in the market.”

“Let’s talk about this kitchen. What’s happening in here? ‘Coz this is...I mean this just looks like...”

“Scary.”

“...a disaster.”

“Yeah. We will take down anything that we need to have new structure and bear into it.”

“What are your plans for this wall?”

“This wall will see the dumpster. This will go out. One of the first things we will do is take this out and then look X what’s going on back here.”

“Is this apartment really worth $16 million?”

“No. It’s worth $30 million. But it’s not there yet. I’m trying to get my clients to renovate. When I walk out, they’ve got equity in the apartment. And an apartment like this, you actually have that. And that’s why I think this apartment is a winner.”
